You’re here because you want to sell your home or perhaps an investment property (if you’re a buyer here by mistake, click here). Perhaps you’ve been searching for a real estate agent. Well, let’s get started then. I’m going to get right to the points I think you want to know about. To do that, I will answer the most asked questions I receive from homeowners.

Question: How will you bring buyers to my home?
Answer: Obviously through the Multiple Listing Service of Long Island (although I have alternate methods to avoid having agents trounce through your home constantly…call to find out 631-831-9048).

More than just use print media like Newsday or the 100’s of websites your home will be featured on like realtor.com, coldwellbanker.com and others like listingbook. I also use targeted ads online and my own website to funnel buyers to me personally. I also use my various websites that I own to bring buyers to me. I work with these buyers and I will show your home to them if they are a good match.

Open House Events!

I don’t just put 3 signs in the neighborhood and run one simple advertisement in a newspaper. My open houses are fully marketed and promoted to the surrounding community! When I sit with you, we’ll go over it together and you’ll be amazed at the differences between my open house events and the average boring and empty open houses most agents host.

Buyers Are Online!

Since nearly 8 in 10 buyers start their home search online, I am a featured member on main real estate websites like Trulia.com and especially Zillow.com.

I use “out of the box” advertising. I use personal property websites to my advantage to draw buyers in.

Selling My Home On Long Island

Buyers are making the largest purchase of their lives, they need to feel comforted by my professionalism. Once a buyer has all the information they need to make a decision, like their qualifications, when I bring them to your home, they are ready, willing and most importantly, able to purchase your home.

I help educate buyers and work with them to get qualified for a mortgage. I never give up on buyers and that’s why I have more buyers to show your home to than other agents.

Lastly and most importantly, because I have multiple listings in my personal inventory, I am able to host open houses at my many homes. During open houses, not every house will match that particular prospective buyer, so I can talk to them about other homes I have for sale, thus funneling buyers directly through me, to your home.

Question: How are you going to sell my home for more money than the next agent?
Answer: Days on market. What does that mean? In this real estate market, the longer a home sits for sale, the more it becomes like stale bread in the supermarket…and we know what they do with the prices on stale bread - they reduce it!

In order to sell your home for Maximum Dollar Now (MDN), my marketing methods will actually help to limit your days on market and put MDN in your pocket!

Question: How do you accomplish less days on market than the next real estate agent?
Answer: Good question! And unfortunately, if I answered it here I would be giving my competition my methods for selling homes faster than them. Not going to happen here.

I can say this though. Whatever you can think of, in terms of the average boring marketing method, I use that method…only I truly enhance the average boring marketing methods. Those methods work…if they are worked correctly.

I believe in ENERGY and the power of it to move mountains. If an agent is just sticking to a standard boring game plan, and I will say that the boring game plan could VERY WELL be extreeeeemmely organized…but with no ENERGY, it will still be woefully inefficient.

I combine ENERGY with my marketing methods and I sell homes faster and for more money. Period.

Question: What’s your commission?
Answer: This really really…no really - it really depends on your personal situation and needs. I have various methods for selling your home and I will offer aggressive sales campaigns and multiple strategies for selling your home. I am not traditional and I’m not going to regurgitate what you hear from other agents. That’s a guarantee! “The commission” is something that should be discussed in person.

But I must say this about how much you pay for just about anything. Cheap service or products are usually never good and good service or products are never cheap.
