Is Worth the Asking Price

Whether you’re buying a home or selling a home, if there’s a mortgage involved, an appraisal will need to be done. 
These 3 easy-to-do preparation steps will help you know the price of a home.


  • Pull ACCURATE Comparisons


So what are accurate comparisons? Let’s start with the basics:

    • They are within the same school district.
    • They are within the same zip code.
    • For SOLD comparisons – they closed within the last 180 days to a maximum of 365 days (this means the title transfer [closing] happened during this timeframe.
    • They will be located within a certain radius (the closer to the subject, the better the comparison).
    • Most importantly, the comparisons should be of similar design, size, and age.


  1. Know the DETAILS of the Home

You should know the following:

  • The timing of all updates.
  • The age of all appliances.
  • Have the most recent survey available to assist the appraiser.
  • If you have a copy of your old appraisal (if you’re the owner), you can provide it (if it makes sense and will help provide value support)


  1. Know the COMPS

You should know interior square footage and the year built of every comparison. If you do not have this or can’t find it online, you’ll need to call your local town and navigate to get to the right dept/person to acquire this information.
