Having your Financing squared away – air tight, meaning, you understand what you can afford and how you can maximize your purchasing power.
Make sure you’re Flexible on your criteria. If you’re not somewhat flexible, you’ll have a really hard time being decisive. Know what features of buying a home you can bend on. Remember the “3 Circles” of buying a home. If you don’t know them, reach out to me and I’ll go over them with you.
Be Fast. Be ready to move quickly on a house when you see one you like enough to make an offer on. Don’t hesitate.

The key to continuing to do deals is making sure your costs are competitive and you can continue to get deals as more investors pay higher prices due to continuing low inventory.
Also, your comps can’t be general so while you are reading about Long Island home prices, that may not be helpful when you’re comping a home in a specific town.
